The UAE continues to develop its digital infrastructure: operator e& UAE has announced the commercial launch of a mobile network in the Upper 6GHz band with peak download speeds of up to 10 Gbps.

According to the company, this is the world's first commercial deployment of an Upper 6GHz network using 256TRX Giga-MIMOtechnology.

The new technology is already operating on e& UAE's existing 5.5G (5G-Advanced) infrastructure. However, this is not yet a full-scale commercial 6G launch; the new network is viewed as a step toward preparing the country's telecommunications infrastructure for the next generation of connectivity.

For the UAE, the development of such technologies is significant beyond just the telecommunications market. High-speed connectivity is becoming a core component of modern city infrastructure and a necessary foundation for the further advancement of smart cities, artificial intelligence, autonomous systems, and digital services in residential real estate.

Download speeds of up to 10 Gbps

According to e& UAE, the new network is capable of providing a single user with peak download speeds of up to 10 Gbps, and upload speeds of up to 1 Gbps.

When used in conjunction with commercial TDD bands, the total throughput of a single base station can exceed 50 Gbps.

In effect, the operator aims to bring wireless mobile performance closer to the levels traditionally associated with high-speed fiber-optic networks.

For users, this means potentially faster data transfer speeds for large files and more stable digital service performance in areas with high network traffic.

How the new Upper 6GHz network works

The technology utilizes the Upper 6GHz band from 6425 to 6775 MHz, providing up to 350 MHz of continuous bandwidth.

One of the key technological components is the 256TRX Giga-MIMOsystem.

For comparison, traditional 5G deployments often use a 64TRX configuration. Increasing the number of transceiver elements significantly boosts network capacity and allows for more efficient service to a large number of users simultaneously.

The technology also enables more precise beamforming and interference suppression.

This becomes especially important in densely populated areas with a high number of connected devices, where the load on mobile infrastructure is significantly higher.

According to e& UAE, the technology achieves coverage comparable to existing 3.5 GHz C-band infrastructure, despite using higher frequencies.

The UAE is preparing its infrastructure for the transition to 6G

The launch of Upper 6GHz is part of the country's broader technological development and aligns with the national 6G roadmap being implemented by the Telecommunications and Digital Government Regulatory Authority (TDRA).

It is important to note that the new network is not a commercial 6G network.

At this stage, the Upper 6GHz band is being used within the existing 5.5G infrastructure. This allows e& UAE to gain practical experience in operating technologies that may eventually become part of next-generation network architectures.

Potential use cases for this future infrastructure extend far beyond standard mobile internet.

The additional bandwidth can be utilized for artificial intelligence systems, extended reality, autonomous industrial solutions, and smart city infrastructure.

Why high-speed connectivity is vital for Dubai and other emirates

For the UAE, telecommunications infrastructure is a key element of long-term urban development.

As more digital services are integrated into daily life, the demand for network speed, stability, and capacity continues to grow.

This is especially true for large urban agglomerations, where autonomous transport, traffic management systems, video surveillance, digital government services, and building automation are all developing simultaneously.

The new mobile infrastructure provides an additional technological foundation for the continued development of smart cities in Dubai, Abu Dhabi, and other UAE cities.

Furthermore, the benefits of high-speed networks are becoming apparent not only at the city level but also directly within residential and commercial projects.

How mobile network development is linked to UAE real estate

Digital infrastructure is gradually becoming a key benchmark for the quality of modern residential projects.

New developments are increasingly incorporating smart home systems, mobile access control, building automation, intelligent energy management, digital property management services, and other connected solutions.

Increased mobile network capacity allows for a growing number of devices and services to operate simultaneously without a significant drop in connection quality.

This is particularly relevant for new districts in Dubai and Abu Dhabi, which are being designed as fully-fledged modern communities with their own dedicated digital infrastructure.

Reliable connectivity is also becoming a critical factor for commercial real estate. Modern offices, tech companies, data-intensive services, and hybrid work models depend directly on the quality of the telecommunications environment.

What the network launch means for buyers and investors

Launching a network with speeds of up to 10 Gbps does not automatically mean an increase in property values in a specific area. However, it reflects a broader trend: the ongoing development of the UAE's core infrastructure.

When choosing real estate, investors traditionally evaluate transport accessibility, local infrastructure, the volume of new supply, the developer's reputation, and potential rental demand. As technology evolves, the quality of the digital environment is being added to these criteria.

This is especially significant for properties catering to international businesses, tech companies, entrepreneurs, remote professionals, and tenants with high demands for digital infrastructure.

Therefore, the development of telecommunications networks should be viewed not as an independent investment argument, but as one element of the overall competitiveness of the UAE and its individual urban districts.

The UAE is strengthening its infrastructure for the digital economy

The commercial launch of the Upper 6GHz band shows that the UAE continues to invest in technology well ahead of the mass adoption of the next generation of mobile communications.

Key performance indicators for the new network include up to 10 Gbps download speeds, up to 1 Gbps upload speeds, and over 50 Gbps of aggregate throughput per base station when utilizing additional bands.

The next stage will involve further preparing infrastructure for 6G technologies and the standards that will be established under the IMT-2030 framework.

For the real estate market, this is part of a larger process: The UAE is simultaneously developing its transport, social, and digital infrastructure, which defines the quality of the urban environment and the country's appeal to businesses, investors, and new residents.
