Dubai Islands will feature a new 320-meter beach, while another 3 km of coastline will undergo extensive upgrades. Developer Nakheel has announced a new phase of development for Island B, which is scheduled for completion in the fourth quarter of 2027.

The work is part of a large-scale development of the archipelago, where residential complexes, utility infrastructure, and public spaces are being built simultaneously.

The new beach will be located next to Bay Villas, a residential project featuring 636 villas and townhouses.

What’s changing on the Dubai Islands coastline

To implement the project, Nakheel has awarded a contract to Mar Marine & Building Contracting L.L.C., which will handle marine engineering works and beach area landscaping.

The main changes will affect the western part of Island B.

The project includes:

  • Renovation of 3 km of coastline with upgrades to existing beach sections.
  • Creation of a new 320-meter beach next to Bay Villas.
  • Construction of new breakwaters to protect the coastline.
  • Removal of existing stone coastal protection structures in certain areas.
  • Restoration and modernization of several existing beach zones.

As a result, the new and upgraded sections will form a unified coastal area integrated into the overall Dubai Islands master plan.

According to Khalid Al Malik, CEO of Dubai Holding Real Estate, the goal of the project is to create a high-quality coastal environment that will evolve in tandem with the rest of the archipelago's infrastructure.

Bay Villas: 636 villas and townhouses near a new beach

One of the key residential projects on Island B is Bay Villas by Nakheel.

The complex includes the construction of 636 villas and townhouses, and the coastal upgrade will be an integral part of the surrounding residential environment.

In August 2026, Nakheel awarded a contract to Fibrex Contracting L.L.C. worth AED 2.6 billion to develop the residential project.

Now, both the property construction and the development of coastal infrastructure will proceed in parallel.

A new 320-meter beach will be located in the immediate vicinity of Bay Villas.

However, beach access, distance to the water, and the features of specific units should be assessed individually, as they depend on the property's location within the complex.

Over AED 3 billion for construction and infrastructure on Island B

Beach upgrades are not the only major project being implemented by Nakheel on the archipelago's second island.

In April 2026, the developer awarded a contract to Al Nasr Contracting Company worth AED 527 million.

It covers the development of primary infrastructure and utilities on Island B.

Thus, major construction and infrastructure contracts were announced in 2026:

  • AED 2.6 billion — construction of Bay Villas.
  • AED 527 million — construction of primary infrastructure and utility networks.
  • An additional contract covers coastal redevelopment and the creation of a new beach.

The total value of the two contracts for which figures have been disclosed is AED 3.127 billion. The cost of the beach and marine works is not specified separately.

This demonstrates that the development of Island B encompasses not only residential construction but also the infrastructure necessary for the new district to function.

Dubai Islands: Five islands and real estate for 230,000 residents

Dubai Islands is one of Nakheel’s major coastal projects, located off the historic Deira coastline.

The archipelago comprises five artificial islands, and the project area spans a total length of 18.6 km.

According to the master plan, the project will feature:

  • Approximately 62,000 residential units.
  • Over 230,000 residents.
  • More than 11,000 hotel rooms.
  • Over 4,000 branded residences.

The area is being developed as a multi-functional coastal district featuring residential properties, hotels, beaches, and public spaces.

Construction will take place in phases, with completion timelines for infrastructure varying depending on the specific island and project.

What the new beach means for the real estate market

For coastal real estate, beach accessibility and the quality of surrounding infrastructure are of particular importance.

Upgrading 3 km of coastline could enhance the appeal of specific residential projects on Island B for buyers considering property for personal use or long-term rental.

This is especially relevant for villas and townhouses, where landscaping and proximity to the water are often key selection criteria.

However, the appearance of a new beach does not guarantee an increase in property prices or yields..

Investment prospects depend on the purchase price, the property's location, construction timelines, the volume of competing supply, and actual demand.

For Dubai Islands, this factor is particularly significant: the master plan includes tens of thousands of residential units that will enter the market as the archipelago develops.

Why investors should keep an eye on 2027

The fourth quarter of 2027 will mark a significant milestone in the infrastructure development of Island B.

By this time, Nakheel plans to complete the renovation of the western coastline and the construction of a new beach next to Bay Villas.

For property buyers, this means that a portion of the coastal infrastructure should be established as part of the current phase of the island's development.

It is important for investors to align the completion dates of beach works with the handover date of a specific property, as the development of the surrounding area impacts living conditions and property utility.

When choosing a property on Dubai Islands, it is necessary to analyze not only the residential complex itself but also its location relative to future beaches, roads, public spaces, and other projects.

Dubai Islands continues to shape a new coastal district in Dubai

A new contract by Nakheel confirms the continued development of Dubai Islands as a major residential and tourist destination.

By the end of 2027, plans are in place to upgrade 3 km of coastline on Island B and create a new 320-meter beach.

In parallel, construction of Bay Villas and the development of the island's utility infrastructure are ongoing.

For the real estate market, such changes have long-term significance: the development of beaches, transport accessibility, and public spaces creates the conditions for the continued settlement of the area and its investment appeal.
