Dubai has approved new rules that allow the creation of “bridge parks” between residential skyscrapers. The project is called Sky-Bridge Parks and will be part of the development of the urban environment as part of Dubai 2040 Urban Master Plan.

The new initiative actually changes the approach to building residential areas in the city, where public spaces will now appear not only on the ground, but also between towers.

What is Sky-Bridge Parks

We are talking about special air passages between residential skyscrapers that will connect neighboring towers with green public areas.

They plan to place on such bridges:

  • gardens and green spaces
  • walking areas
  • treadmills and fitness tracks
  • lounge areas and places to relax
  • public spaces for residents

In fact, these will be full-fledged parks at a height with panoramic views of the city.

Why Dubai is launching this project

The main task is to increase the number of green spaces in areas with dense high-rise buildings without the need to allocate additional land.

The authorities are betting on:

  • improving the quality of life
  • development of a more comfortable urban environment
  • integrating nature into modern architecture
  • creating more “lively” residential areas

The project is also in line with the strategy for sustainable development and ecological construction.

What will change for residential complexes

After the approval of the new rules, many developers have already begun to revise their concepts for future projects.

Sky-Bridge Parks may become the new standard for premium residential developments in Dubai, especially in high-density areas.

For residents, this means:

  • more private public spaces
  • additional sports and recreation areas
  • easy movement between towers
  • less dependence on street infrastructure

New construction requirements

Separate technical and environmental standards will be introduced for such structures.

Among the requirements are:

  • resistance to strong winds
  • enhanced security systems
  • modern irrigation and drainage systems
  • energy efficient solutions
  • integration of smart technologies

Special attention is paid to sustainable landscaping and reducing the impact on the environment.

Vertical parks as part of the city's future

Dubai is increasingly developing the concept of a vertical city, where infrastructure is distributed not only horizontally but also in height.

Sky-Bridge Parks will be part of this model, bringing together:

  • residential infrastructure
  • green zones
  • public spaces
  • wellness and outdoor lifestyle elements

What this means for Dubai's architecture

The initiative shows that the city continues to experiment with non-standard formats of the urban environment and architecture.

If the project is widely adopted, Dubai could become one of the first cities in the world where “parks in the sky” will become a common part of residential infrastructure.
