In 2025, universities in the United Arab Emirates made a major breakthrough in the global rankings Global 2000 off World University Rankings Center (CWUR). This is not just the success of the educational system; it is a factor that is increasingly influencing the real estate market in Dubai.
Leaders among UAE universities
Khalifa University went right up to 30 positions and went into top 4% of the world's best universities, by taking 846th place.
United Arab Emirates University improved its performance by 91 lines, by taking 1022nd place.
University of Sharjah climbed to 161 positions, before 1092nd places.
New York University Abu Dhabi entrenched in 1116th line, continuing to strengthen the UAE's global status as an educational hub.
Universities were assessed based on four key criteria:
quality of education,
employment rate of graduates,
teachers' qualifications,
scientific activity.
How does this affect the real estate market?
The growing academic prestige of the UAE makes the country increasingly attractive for:
families with children,
international students,
teachers and expats.
This stimulates steady demand for real estate in areas adjacent to campuses:
Dubai Academic City, Al Barsha, Al Warqa, Masdar City and others.
High demand is observed:
upon renting and buying housing near universities,
upon investment apartments for rent to students,
upon accommodation for teachers and foreign specialists.
Dubai is becoming more and more confident regional educational hub — People come here not only for a career, but also for high-quality education. This provides a strong base for long-term property demand.
The state is betting on education
The UAE government sees education as a strategic investment. In 2024, a national program was launched to evaluate all universities in the country, both public and private.
The assessment is based on:
level of teaching,
international cooperation,
employment of graduates,
student living conditions and infrastructure development.
If you plan to study on your own or send your child, don't forget to arrange accommodation for them.
