The new initiative integrates residency consultations into the property acquisition process, making it more convenient and straightforward for investors. Both new buyers and existing property owners from Dubai Holding Real Estate's portfolio will be able to receive support.

Consultations to become part of the property purchase process

According to the company, buyers will no longer need to contact different organizations to resolve issues related to property acquisition and residency applications.

In one place, clients will be able to:

get information about the requirements for obtaining a visa;

  • learn the list of required documents;
  • receive clarifications on the application procedure;
  • determine if the chosen property meets the conditions of current programs.
  • However, Dubai Holding Real Estate, as well as developers

Meraas and Nakheel will not process visas independently. All applications will be forwarded to an accredited visa service provider, and final decisions, as before, will remain within the purview of UAE government authorities. Who is eligible for the Golden Visa

A key focus of the new service will be supporting investors applying for the 10-year Golden Visa.

According to current Dubai Land Department requirements, investors who own property or multiple properties with a total value of at least 2 million dirhams are eligible to apply for this visa, provided all established conditions are met and the government approval process is completed.

The company also reminds that Golden Visa holders can sponsor their family members in accordance with current UAE immigration regulations.

In addition to the Golden Visa, the service covers other investor residency programs available to property owners.

A more convenient path for international investors

According to Khalid Al Malik, CEO of Dubai Holding Real Estate, integrating residency consultations into the property purchase process makes the investor's journey more transparent — from property selection and booking to visa application.

The new model also simplifies interaction between buyers, brokers, and sales departments, consolidating all key transaction stages into a single service system.

Alignment with Dubai's Real Estate Market Development Strategy

The company notes that the launch of the new service aligns with the emirate's long-term development plans and the objectives of the Dubai Real Estate Sector Strategy 2033.

The strategy includes:

  • increasing homeownership to 33%;
  • boosting the real estate sector's contribution to Dubai's economy to 73 billion dirhams;
  • increasing the number of real estate transactions by 70%.

This new initiative aims to enhance Dubai's appeal to international investors, professionals, and families considering the emirate as a long-term place of residence.

Government bodies retain full control over the process

Despite the expansion of client services, the procedure for obtaining residency visas remains unchanged.

Accredited specialists will assist with the preparation and submission of documents, but the review of applications, verification of compliance with established requirements, determination of government fees, and visa issuance will remain under the purview of the relevant UAE government authorities.

This approach enhances the quality of service for property buyers without altering the existing regulatory procedure.

What the new initiative means for the real estate market

The introduction of a Golden Visa consultation service directly within sales centers reflects developers' commitment to offering investors a more comprehensive level of service.

For international buyers, the ability to simultaneously select a property and receive professional advice on residency matters makes the home buying process more convenient and straightforward.

Amidst sustained interest from international investors in Dubai's real estate market, such services can enhance the appeal of purchasing property for personal residence, long-term investment, and relocation to the UAE.

Integrating residency support into the property purchase process demonstrates Dubai Holding Real Estate's commitment to enhancing the market's service offerings, all while adhering to existing legal requirements and government control procedures.
