The new 70,000-square-foot waterfront complex will bring together shops, restaurants, and medical and wellness services for the future residents of Palm Jebel Ali

Dubai Retail, part of Dubai Holding Asset Management, has unveiled a new project The Yard — the first retail and leisure destination on Palm Jebel Ali.

The complex is scheduled to open in 2027. The project will become part of the infrastructure of one of Dubai’s largest coastal districts, focusing primarily on the daily needs of future Palm Jebel Ali residents and neighboring communities.

Once The Yard launches, Dubai Retail’s portfolio will grow to 57 retail centers and lifestyle destinations across Dubai.

The first community center on Palm Jebel Ali

The Yard is being designed as a local hub for daily life rather than a large regional mall. The space will bring together retail, dining, healthcare and wellness services, as well as areas for socializing and relaxation.

This format aligns with the approach to developing modern residential communities in Dubai, where key services and infrastructure are increasingly integrated directly into the neighborhood.

For Palm Jebel Ali, the arrival of its first dedicated retail and leisure center marks a significant milestone in creating a complete urban environment as the island is populated and further developed.

70,000 sq. ft. of commercial space

The total leasable area of The Yard will be approximately 70,000 square feet.

The complex is set to house 26 different concepts, representing several key sectors:

  • everyday retail and services;
  • restaurants and cafes;
  • wellness services;
  • medical services.

According to Dubai Retail, the new facility will be able to serve approximately 20,000 residents from the surrounding residential communities.

Waitrose and American Hospital are among the first tenants to sign on

Some of the brands opening at The Yard have already been confirmed.

Confirmed tenants include:

  • Waitrose;
  • American Hospital;
  • Piccoli;
  • Jumeirah International Nursery;
  • Bateel Café;
  • Friends Avenue.

This tenant mix shows that the project is designed for regular use by local residents. In addition to a grocery supermarket and restaurants, the complex will feature medical and educational services essential for everyday living.

The architecture will focus on a waterfront format

The facility's launch in 2027 is set to coincide with the ongoing development of residential infrastructure in Palm Jebel Ali.
