Who is Max Marka?

How does a house actually start?

“A house doesn't start with a concrete slab. It starts with a question: Who are we building for?”

The first step is proper zoning, macro analysis and infrastructure connection, and then:

1. Preparing the master plan

2. Approval with RTA and DLD

3. Connection to water, electricity, roads

4. Selection of contractors and architectural concepts

5. Engineering, design, visualization

6. Only then — the foundation, floors, facades and decoration


What technologies are used in construction in Dubai?

The interview discusses the latest technologies:

• Monolithic frame structures with a damping system

• Energy-saving windows with UV protection

• Sound insulation between apartments according to EU standards

• Smart Home systems

• Solar panels and generators for backup power

• Elevator shafts with anti-vibration system

Important: only developers with a license and a proven track record are allowed to use such technologies.


What are the difficulties at the construction site?

Max shares:

• Sandy and unstable soils — require a reinforced foundation

• Logistics and supply chain difficulties — especially when markets are unstable

• Strict inspections from the DLD and municipalities

• Sudden adjustments to the project at the request of marketing or investors

• Working with contractors of different nationalities and cultures

However, every challenge has an engineering solution, and experienced architects know how to maintain a balance between design, functionality and budget.


What should the buyer pay attention to?

Max and Irina recommend:

• Ask: Who is the general contractor?

• Study layouts, not just renders

• Find out what materials are used — especially in engineering (elevator, plumbing, electricity)

• Please note the presence of wet areas, ventilation, light and the quality of the showroom decoration

• Ask where the garbage collection, parking, service lift, security will be

• Look not only at the facade — what matters is what's underneath
