A large-scale infrastructure project is being implemented in Dubai that will significantly improve the transport accessibility of key areas of the city and increase their investment attractiveness. The new tunnel and the upgraded route between Sheikh Mohammed Bin Zayed Highway and Al Khail Street will reduce the journey time from 9.7 minutes to just 3.8 minutes — a reduction of more than 60%.
To date, the project has been completed by more than 70% and will cost the emirate's budget 332 million dirhams. These works are part of the development of the important Umm Suqeim — Al Qudra transport corridor, which is 16 km long — from Jumeirah Street to Emirates Road. Its goal is to increase connectivity between Dubai's four key highways: Sheikh Zayed Road, Al Khail Road, Sheikh Mohammed Bin Zayed Road and Emirates Road.
Improved transport accessibility for residential areas
According to RTA CEO Matarr Al Tayer, the project will increase road capacity to 16,000 cars per hour in both directions. This will significantly improve traffic and facilitate access to promising residential and investment areas, such as:
- Dubai Hills
- Al Barsha South 1, 2 & 3
- Arjan
- Dubai Science Park
These districts attract both local residents and foreign investors due to their developed infrastructure, green areas, proximity to business centers and high living standards. According to RTA, more than a million people live in these areas.
Key elements of the project
The project includes:
- Construction 800-meter tunnel with four lanes in each direction
- Intersection update Umm Suqeim — Al Barsha South with the installation of modern traffic lights
- Introduction of digital technologies: drones for monitoring and AI for analysis of construction stages
The use of modern technologies has increased the presence of engineers at the site by 100% and reduced site survey time by 60%, and monitoring efficiency has increased by 40%.
Why this is important for real estate investors
Modernization of road infrastructure significantly increases the value of properties, especially in areas with increasing demand. Improved transport accessibility makes buying a home in Dubai Hills, Al Barsha or Arjan even more attractive — both for a comfortable stay and as a long-term investment with high profitability.
