When buying property in Dubai, the key document is SPA (Sales & Purchase Agreement) — a purchase and sale agreement that fixes all the terms of the transaction between the buyer and the developer. At first glance, it may seem that contracts are standard, but in practice there are cases when the final version differs from the previously agreed one.
At Green City Real Estate we are always we request a SPA draft before the start of the dealto check all conditions. However, it happens that another version is sent for signature. We highly recommend do not sign any document without final verification by our broker.

SPA contract verification checklist
1. Personal data
• Full coincidence of passport details.
• Correct spelling of the name (in Latin).
• Current phone number.
• Correct email — all important documents will be sent to it.
2. Property description
• The layout is the same as the offer.
• Furniture is included (if included in the offer)
• The level of finish is as advertised.
• The area is correct (in square feet)
3. Payment plan
• The payment schedule fully coincides with the offer.
• There are no hidden fees or undeclared charges.
• All amounts and dates have been agreed
4. Service Charge Rate
• The rate is reasonable.
• We check it with the average value for the district.
• In case of overstatement, we will definitely clarify and agree.
5. Project rules and restrictions
• Are pets allowed?
• Is it possible to rent a short term (Holiday Home)?
• Are there any restrictions on changing the facade, placing signs, etc.?
6. Resale conditions
• At what percentage of payment is NOC available for resale?
• Are there resale fees?
• Are there any time limits?
7. Fines and sanctions
• Penalty for late payments.
• Terms of cancellation of the deal.
• The possibility of termination at the initiative of the buyer.
8. Comparing language versions
• The English and Arabic versions of the SPA must match.
• If there are discrepancies, priority is always in favor Arabic text, as for the official version in the UAE.
9. Signing a contract
Only after a full legal and substantive review by the Green City Real Estate broker can an agreement be signed. No SPA should be signed before being approved by our team.
